Booking

How do I book a home?

Browse our homes on the Stays page, choose your dates and guests, and click Reserve. You'll complete a short checkout form and pay securely online. No account required.

Is there a minimum stay?

Most of our homes have a minimum stay of 2–3 nights. Specific minimums are shown on each property listing.

Can I book last minute?

Yes! Many of our homes are available with just 24 hours notice. Check availability on the listing page or WhatsApp us directly.

How do I modify my booking?

Contact our team via WhatsApp or email as soon as possible. Changes are subject to availability and the cancellation policy of your booking.

Pricing & Fees

What is the Tourism Dirham?

The Tourism Dirham is a mandatory fee set by Dubai's Department of Economy & Tourism (DET). It applies to all licensed holiday home stays in Dubai. The rate is AED 15/night for Standard homes and AED 20/night for Deluxe homes, charged for the first 30 nights only. It's always shown as a separate line item in your price breakdown — we never hide it.

Are there any other fees?

Your total at checkout includes the nightly rate, a one-time cleaning fee, and the Tourism Dirham. No other mandatory fees. Optional add-ons like early check-in or airport transfers are clearly listed.

Why book direct instead of Airbnb or Booking.com?

Booking direct means no third-party commission markup, so you often get the best available rate. You also get direct access to our Dubai team via WhatsApp, more flexible policies, and the full Edora experience.

What payment methods do you accept?

We accept all major credit and debit cards (Visa, Mastercard, Amex). We're also working on Apple Pay and local UAE payment methods — contact us if you need an alternative.

Check-in

How does keyless check-in work?

All our homes use SIRA-approved smart lock systems. You'll receive a unique PIN code or digital key via WhatsApp or SMS approximately 2 hours before your check-in time. No key collection, no waiting.

What time is check-in and check-out?

Standard check-in is from 3pm and check-out is by 11am. Early check-in (from 10am) and late check-out (until 4pm) are available as add-ons for AED 200 each, subject to availability.

What if I have a problem at check-in?

Our Dubai team is available 24/7 via WhatsApp. If you have any issue accessing the property, message us immediately and we'll resolve it — usually within minutes.

About Tourism Dirham

The Tourism Dirham is a mandatory fee introduced by the Dubai Department of Economy & Tourism (DET) for all holiday home stays in Dubai.

Standard homes

AED 15

per room, per night

Deluxe homes

AED 20

per room, per night

The fee applies for the first 30 nights of any stay. For stays longer than 30 nights, you are not charged Tourism Dirham for the additional nights.

We always show this as a separate line item in your price breakdown. It is collected by us on behalf of DET.

Cancellation & Refunds

Each property has its own cancellation window, clearly displayed on the listing page and in your booking confirmation. The most common policies are:

Flexible — 3 days

Full refund if cancelled at least 3 days before check-in. Within 3 days, the first night is non-refundable.

Moderate — 5 days

Full refund if cancelled at least 5 days before check-in. Within 5 days, 50% of the total is refunded.

Strict — 7 days

Full refund if cancelled at least 7 days before check-in. Within 7 days, the booking is non-refundable.

To cancel, contact our team via WhatsApp with your booking reference. Refunds are processed to your original payment method within 5–10 business days.

Tourism Dirham fees are non-refundable as they are collected on behalf of the Dubai Department of Economy & Tourism.

Privacy Policy

Edora Homes (“we”, “us”, “our”) is committed to protecting your personal data. This policy explains what data we collect, how we use it, and your rights.

Data we collect

  • Contact information — name, email address, phone number, provided when you make an enquiry or booking.
  • Booking data — check-in/out dates, property, guest count, and stay details.
  • Payment information — processed securely via our payment provider. We do not store raw card numbers.
  • Identity documents — passport or Emirates ID may be required under Dubai holiday home regulations.
  • Usage data — pages visited, browser type, and device information collected via cookies and analytics tools.

How we use your data

Your rights

Terms of Service

By booking through Edora Homes you agree to these terms. Please read them carefully before completing a reservation.

1. Bookings

All bookings are subject to availability and acceptance by Edora Homes. A booking is confirmed only once you receive a written confirmation via email. We reserve the right to decline any booking at our discretion.

2. Payments

Full payment is required at the time of booking unless otherwise agreed. All prices are shown in UAE Dirhams (AED) and include the nightly rate, cleaning fee, and Tourism Dirham. Prices are subject to change until the booking is confirmed.

3. Guest responsibilities

Guests are responsible for the property and its contents during their stay. Any damage beyond normal wear and tear may result in a charge against the security deposit. All guests must comply with the house rules displayed on the property listing.

4. Legal compliance

All Edora Homes properties are licensed by the Dubai Department of Economy & Tourism (DET). Guests must comply with Dubai law throughout their stay. Violations may result in immediate termination of the booking without refund.

5. Liability

Edora Homes is not liable for any loss, injury, or damage arising from a guest's stay beyond the limits imposed by applicable UAE law. Guests are encouraged to obtain travel insurance.

6. Governing law

These terms are governed by the laws of the UAE and the Emirate of Dubai. Any disputes shall be subject to the jurisdiction of the Dubai courts.
